● Strict No Smoking/Vaping Policy: To keep the property comfortable for all guests, smoking or vaping of any substance is not permitted anywhere on the property; indoors or outdoors. This includes tobacco, marijuana, e-cigarettes, and vaping devices. We have cigarette smoke detectors to help us maintain the smoke-free environment. ▶ No Third Party Bookings: The person who makes the reservation must be staying at the property for the entire reservation. Reservations may not be made on behalf of others or transferred to another guest. This is required for insurance and security purposes. ● Minimum Age to Book We require the booking guest to be at least 21 years old and actually be staying at the property each night of the reservation. ▶ Shared Space & Sound: The main house and cottage are separate private accommodations with a shared back porch. Because these are historic homes, some sound may carry between spaces, and guests may occasionally hear normal activity from the other accommodation. Please be mindful of noise and considerate of guests staying in the other home, especially during quiet hours of 10 PM–8 AM. ● Property Layout & Shared Spaces/Amenities You'll have the entire bungalow to yourself. The back porch deck with the BBQ and Adirondack chairs is a shared outdoor space that may also be used by guests who may be staying in the separate Guest Cottage (Shamrock Cottage) on the property. The Cottage is a completely separate unit with its own private entrance. Two bicycles are also available for shared guest use between the two homes, so availability may vary depending on occupancy. Each property also has one beach wagon and two beach chairs for guest use. ● Parking: Free street parking directly in front of the house. The driveway is not available for parking - it is reserved for guests staying at our separate Shamrock Cottage Guest House. Usually plenty of street spaces available; may be limited during special events. City does not permit RVs, boats, trailers, or oversized vehicles to park on the street. ● Historic Home: This is a lovingly restored circa 1903 property—expect a blend of old-world character and modern updates. ● Beach Access: The home is a 4-block walk or short drive to the Seawall and Galveston’s beaches. ● Climate: Galveston is humid and coastal—central air conditioning and ceiling fans are provided for your comfort. ● Coastal Environment As with any coastal location, it is not uncommon for insects to occasionally find their way indoors; especially after heavy rain or weather changes. We perform regular inspections and pest control but you may occasionally spot an insect during your stay. ● Pets: We’re happy to welcome well-behaved dogs! We allow 2 adult dogs. The pet fee is included in the nightly rate when you add your pets to the reservation. Please see our House Rules/Pet Policies and the following so we can continue offering pet-friendly stays: • Dogs only; max 2 (1+ year old, no puppies) • Fully housebroken; please clean up after your dog • No pets on beds or furniture • In crate if left alone at property ● Safety Features: Home equipped with smoke detector, carbon monoxide detector, fire extinguisher and first aid kit. ● Security Devices: For your security the property is equipped with exterior security cameras (no cameras inside). Tampering with, disabling, or obscuring cameras is prohibited and against Airbnb Policies. ● No EV Charging: EV charging via use of extension cords (including vehicles, e-bikes, scooters, hoverboards) is not permitted at the property due to safety and insurance requirements. Public EV charging stations are available nearby. ▶ Late Checkout: Late checkout is not permitted without prior approval. Unauthorized late checkout is subject to a $75 charge per 30-minute period, or portion thereof. Payment of fee does not extend your scheduled checkout time. ● Food and beverages staged in some photos for inspiration only – not provided during your stay.
